The smaller type project lends itself to the abundant Victorian terrace type of property in Oxford. The requirement here is a very common project for Touchstone Builders. It is a side return and a rear extension all within “Permitted development” and thus no planning permission required here too.

The kitchen side wall facing the garden and neighbour was removed and the kitchen extended 2m in width and a rear extension of 3m to create a large room 5m wide and 8m long. The side extension had 3 “Velux” roof lights fitted and the rear elevation facing the garden had a large patio door fitted with great garden views. Design ideas included on this project included exposed steel beams and exposed brickwork on display.

The ground floor living space is completely remodelled so the airy and light new rear room is a large open plan kitchen with an island and bar stool area, dining area with a dining table and chairs, and a snug area where a flat screen television was sunk into the wall with a sofa.
